Housing construction - October 2009

During the first ten months of 2009, a total of 128,347 flats were completed (including 5,748 in housing cooperatives, 56,747 in individual construction, 59,839 dwellings built for sale or rent; the remaining 6,013 comprised municipal, company and social rent housing units), which represented growth of 4.1% relative to the corresponding period of 2008.
A positive development was again experienced by the Opolskie voivodship, which posted a 41.2% increase in the number of units completed, and by the Malopolskie and Dolnoslaskie voivodships, whose housing completions grew by, respectively, 27.8% and 20.8% compared with the first ten months of 2008. In Mazowieckie, which again was the region with the largest number of new residential projects, investors completed 31,796 housing units in the first ten months of the year. The capital city region was followed by Malopolskie and Pomorskie with, respectively, 16,059 and 11,796 homes completed.
Between January and October 2009, developers obtained permits to construct 53,614 housing units (a decline of 39.8% relative to the corresponding period of the previous year), whereas the number of building permits secured by individual investors fell by 10.1% year on year to 88,288. Throughout the country, in the analysed period, all investors obtained construction permits for 152,636 housing units (a 24.2% decline compared to the same period last year) and commenced work on 124,235 dwellings (down by 21.9%).
In terms of the number of dwellings completed per 1,000 residents, the Mazowieckie region noted 6.1 housing units per 1,000 residents, followed by Pomorskie with a ratio of 5.3. A high ratio of 4.9 was also reported by Malopolskie. Yet again, the lowest ratios were recorded by Swietokrzyskie (1.1) and Opolskie (1.4). The national average stood at 3.4, whereas in January-October 2008, it was 3.2 (and 2.7 in the same period of 2007).
