Poznan office space market
2010-01-04
Supply is rather limited on Poznan's office space market, and as a consequence there is huge potential for growth in the city, according to a report compiled by Agencja Nieruchomosci Celka & Frackowiak.
Investors have been strongly drawn to Poznan in recent years, a fact which is reflected in the burgeoning demand for offices in the city. Its current supply of office space is in the region of 200,000 m², and another 48,000 m² is under construction. Over the last 12 months tenants leased an average of 20,000 m² of modern office space. The biggest tenants are firms operating in the financial and business services sectors.
In 2010 the latest units in the Malta Office Centre on Baraniaka Street will be completed as well as the Skalar Office Centre on Hetmanska Street, which will contain roughly 14,000 m² of useable space.
In 2011 investors had planned to build another approx. 150,000 m² of office stock in Poznan, although the economic crisis has forced them to shelve some of these undertakings for the time being. Projects in the pipeline include the Maraton Business Center, which the company Gorecka Projekt plans to put up on Krolowej Jadwigi Street. This complex, scheduled for completion in 2011, will be approximately 24,000 m² in size. The following projects will also be finished during the same period: an office building on Glogowska Street built by the firm Qubus Hotel (26,500 m²), the Andersia Business Centre (14,500 m²), Corner Point (7,500 m²) and WestPark (3,800 m²), while a number of other investments are presently in the design stage.
