28,500 completed flats on the market

There are approx. 28,500 developer-built flats available for sale in Warsaw, Krakow, Gdansk, Wroclaw, Poznan, Lodz and Katowice, we read in
Puls Biznesu.
Close to 35% of these properties are located in the Polish capital. Most of them are in Wilanow, while the fewest, i.e. around 5% in each case, in Rembertow, Praga Polnoc, Wesola, Zoliborz, Ursynow and Wlochy.
The city with currently the highest number of unsold flats is Krakow (roughly 5,000), where more than 40% of such units are completed to "turnkey" standard. On the other hand, the smallest number of such flats are to be found in Gdansk and Katowice, where they are also cheaper than in any other major urban centre in Poland. The average price per square metre in Katowice is PLN 5,200 (€1,275), as compared with roughly PLN 9,500 (€2,328) in Warsaw.
On the other hand, the average floor area of newly sold flats has been declining in recent years. In 2008 it was more than 70 m², but had slipped to around 68 m² the following year. The average size of flats which will be on sale this year is a little over 55 m². Recently there has been an increase in the number of buyers seeking small flats with as many rooms as possible, including two-bedroom flats roughly 40 m² in size.
