No major changes for secondary housing market

In July 2010, no major changes in the average asking prices were reported in the secondary housing market. In most cases, the prices did not change by more than PLN 100 (€25.1) per square metre, we read in a report prepared by oferty.net and Open Finance.
The largest declines in average asking prices were reported in Olsztyn – the price per square metre of housing dropped by 3.6%, to PLN 4,563 (€1,146). In the opinion of analysts, this change was due to reduced supply of new flats and it was short-lasting. The most marked increase in average asking prices was observed in Sopot where the average price jumped by 2.8% to PLN 10,408 (€2,615) per square metre. However, this market is relatively small and fluctuations in average prices can be attributable, for instance, to the fact that several expensive apartments have been put out for sale. At the same time, an offer of a similar number of popular-segment flats can lead to an opposite effect in terms of prices.
